The agent or broker you choose should be in the full-time business of selling real estate and should have, ideally, at least the following five traits: integrity, business sophistication, experience with the type of services you need, knowledge of the area where you want to live and sensitivity to your tastes and needs.
What this means is that a homebuyer's agent or broker has a build-in conflict of interest: Unless you've agreed to pay the agent separately, she won't get paid until you buy a home, and the more you pay for a house, the bigger the agent's cut.
Arranging the interview is a test of the agent's willingness to spend time with you and his or her punctuality.

Capturing more leads in direct mail: the newsletter as the offer
A dot com client of ours offers insurance brokers an easy way to find and place so-called "specialty" policies, the type of policy not typically available through a broker's usual insurance company.
Brokers and agents can log on to the site, find a company that offers the type of policy they're looking for, request quotes and complete the transaction, all online.
By promoting the site itself, we were likely to capture leads only from those brokers who perceived either an immediate or impending need.

In addition, the rule mandates that brokers respond to the requests of customers interested in learning where their individual orders were routed for execution during the previous six months.

As a broker, this also allows them to discuss possible add-ons, like consulting services, loss control, ERM, etc. Since this is already being used, there is already another business model that brokers and buyers use that is not dependent on commissions.
Any broker who is worth his salt has to invest heavily on information systems, knowledge acquisition activities which are not very visible to the clients.
Brokers should be on a fee-based income structure negotiated directly with their clients as are all other genuine professionals who provide professional advice.

washingtonpost.com: Morgan Stanley Probed on Sales Of Mutual Funds
NEW YORK, July 14 -- Massachusetts and New York securities regulators said today that they are investigating allegations that Morgan Stanley improperly pressured brokers to sell in-house mutual funds to investors and failed to disclose to customers that brokers received special compensation for doing so.
In a complaint filed today, Massachusetts Secretary of the Commonwealth William F. Galvin said he began investigating the financial services company in March, after receiving an anonymous tip that brokers in its Boston office were being pressured to push Morgan Stanley mutual funds to people expecting independent advice.
NASD, the securities industry's principal self-regulatory body, allows firms to compensate brokers at different levels for selling different funds but requires that all payments be disclosed to customers.

Agents or brokers can provide unbiased service, if they are reputable and have a separate consulting arm.
Agents and brokers find themselves in a juxtaposition situation where their employer is both the insurance company and the insured.
However, an independent consultant should be utilized if the client is distributing an RFP to various brokers with a truly objective purpose or if an alternative (i.e., self-insurance) appears to be a viable alternative that should be properly evaluated.
