PROPERTY developer CapitaLand, which aims to expand its asset portfolio in Japan, yesterday said it has bought a 5.45 per cent stake in one of the leading residential developers in the Kansai region for 1.67 billion yen (S$22.1 million).
CapitaLand also said it has entered into a separate joint investment business agreement with the developer - Samty Co Ltd - to further business cooperation between the two developers.
Right now, CapitaLand has two property funds in Japan - CapitaRetail Japan Fund, which is a private retail fund that has invested 45.2 billion yen in malls in the country; and ARC-CapitaLand Residences Japan, which invests in rental apartment buildings in key cities.

 CapitaLand's quarterly profit jumps - Boston.com
CapitaLand Ltd., Southeast Asia's largest property developer, said Wednesday net profit rose nearly fivefold during the fourth quarter, helped by higher development sales and gains on its property portfolio.
CapitaLand's assets under management totaled S$14.3 billion (US$9.28 billion) at the end of 2006, exceeding the developer's 2007 target of S$13 billion.
CapitaLand's full-year profit before interest and tax rose 112 percent to S$1.8 billion, with the increase mainly due to better operating margins from Singapore residential property, higher fee and interest income, portfolio gains and an accounting write-back.

SHANGHAI - CapitaLand, which wants to get half of its pre-tax profit from overseas operations this year, said it will double investments in China to as much as 25 billion yuan (S$5.35 billion) from 12 billion yuan in three to five years.
CapitaLand said pre-tax profit from China was $91 million last year, compared with a loss of $9 million in 2001.
CapitaLand's expansion into China was also part of a push by parent Temasek Holdings, the Government's investment arm, to invest more in the country.

Capitaland Limited, South-East Asia´s largest property developer, on Thursday announced a 38% fall in net profit for the third quarter, as losses were inflated by the absence of strong one-off divestment gains recorded in the previous year.
But while the company´s results seemed a major downfall from its financial performance in 2005, its earnings were significantly hampered by the lack of any contribution from the S$369 million it gained from the sale of its Raffles hotel business in the previous year.
Looking ahead, CapitaLand chairman Richard Hu said the company´s outlook for the future remained positive as economic conditions in the property sector showed signs of improving.

Singapore developer CapitaLand Ltd. plans to raise about $200 million by spinning of a real estate investment trust (REIT) of Chinese shopping centres before the end of the year, a banking source said on Thursday.
CapitaLand said in June that its Chinese retail REIT would have total assets of over S$800 million, suggesting that the trust might be leveraged by debt to a level approaching the limit of 65 percent of assets allowed by Singapore authorities.
