A boundary survey shall not be required when a Grantor conveys all of his remaining land notwithstanding the fact that he has previously conveyed off one (1) or more tracts, provided that there have not been more than four (4) tracts conveyed out since May 6, 1996 (regardless of ownership).
To invoke this exception, grantor shall submit an affidavit stating that (1) the conveyance is between a parent and child, or between a grandparent and grandchild and (2) is a bona fide gift.
All conveyances that are transferring a portion of the grantor’s property, and that portion is under five (5) acres, shall be submitted to the County Regional Planning Commission if in an unincorporated area.

No conveyance tax shall be imposed on such record owner by the provisions of sections 12-504a to 12-504f, inclusive, following the end of the tenth year after the date of such classification by such record owner.
Said conveyance tax shall be due and payable by the particular grantor who caused such classification to be made to the town clerk of the town in which the property is entered upon the tax list at the time of the recording of his deed or other instrument of conveyance.
Upon the recording of such deed and the payment of the required conveyance tax such land shall be automatically declassified and the assessor shall forthwith record with the town clerk a certificate setting forth that such land has been declassified.
