Topic: Duplex (building)

Duplex (building) - Wikipedia, the free encyclopedia
A duplex house is a two-unit apartment building or condominium, usually indistinguishable from a normal house on the exterior.
Duplexes are especially common in the Northeastern United States and urban areas throughout the United States.
The line between an apartment building and a duplex is therefore somewhat blurred, with apartment buildings tending to be bigger, while duplexes are usually the size of a normal house.

The County's counter technician stated that when she issued the building permits, she relied on the notification on the face of the approved short plat to the effect that these were proposed duplex sites.
The County moved for summary judgment, arguing that under RCW 58.17.033 (the short plat vesting statute) the Developer was vested for the right to divide its property but not vested for use or development under the zoning laws existing on the date of the application for the short plat.
Counsel for the County told the trial court that if the Developer was vested to build the duplexes prior to the date of the interim zoning ordinance, then the County loses the case; if the Developer was not vested, then the Developer loses its case.

Current price and yield relativities that favour wheat are driving the trend to a flexible cropping sequence on duplex soils, largely sand over clay, rather than a fixed crop rotation system.
There is no real reason why duplex soils should deliver lower yields than ‘better’ soils, according to GRDC Crop Doctor, Managing Director, Peter Reading.
“Most duplex soils have a bleached sand or gravel layer overlying the clay subsoil and this is often associated with transient waterlogging, root destruction, impaired nutrient uptake and leaching of soluble nutrients out of the root zone,” he said.
