This is how 'out of the loop' I was -- I had no idea "Duplex" was directed by Danny DeVito until I saw the credits at the end of the film.
Stiller and Barrymore are moderately charming, though Stiller's comedic talent is ultimately wasted on deadpan DeVito.
Eileen Essel is fabulous as the old lady, and I just cannot remember having seen her in anything else before, which is a shame.

It is not surprising that co-writer Larry Doyle is a veteran of "The Simpsons" and "Beavis and Butt-head," and John Hamburg wrote for Ben Stiller's unique comedic style in "Zoolander" and "Meet the Parents." The hip humor derived from the hapless victim is a thematic vein that pulses through all of these efforts.
Kudos to novice actress Eileen Essel who is superb as the old bitty.

Sadly their character’s personalities are very similar to how you’ve seen the actors in other films.
Both are able to play off each other fairly well, and Stiller’s overly dramatic reactions play particularly well off Essel’s sweet yet demonic old lady.
