 | | In late 1989, Hilditch Architect worked with the United Church, (owners of 40 Oak Street), and the North West Quadrant Redevelopment Committee, including John Sewell, former mayor of Toronto, to investigate the potential for redevelopment of a portion of Regent Park bounded by Parliament Street, Gerrard Street East, Oak Street and Sackville Street. |
 | | The goal of this study was to assess the potential for redevelopment of this area, with consideration to be given to exploring alternative housing types, street patterns, neighbourhood commercial, service and recreational development, based upon a mission statement previously developed by the committee. |
 | | Thus, instead of the traditional measurements of density and floor space indices, relationships of home to street were explored through examinations of built form that would maximize such qualities as natural lighting, cross ventilation, and overlook of the street. |
