The earth is expanding and we don't know why
Great gaps (or "gores") appear between the pieces of crust which geologists believed existed at these periods.
These embarrassing, grotesque gaps can be made to disappear almost as if by magic by assuming that the earth was smaller in the past.
Relative bad fit of South America and Africa on a globe of modern size is indicated by the fl gaps (gores).

ALTA - New Endorsement Forms Advance Industry
When the land described in the policy is made up of several separately described parcels that appear to have somewhat contiguous boundaries, the insured and its counsel are quite often concerned about whether the parcels are contiguous and, if so, what boundary of a given parcel is contiguous to what boundary of another.
They also are concerned that there may be strips, gaps, or gores between the respective contiguous boundaries.
This endorsement insures against loss if the boundaries described in the endorsement are not contiguous as described and if there are any strips, gaps, or gores separating the contiguous boundaries described in the endorsement.

 Land Assemblages - Overlooked Issues
In assembling the other properties in the Project, they all must be contiguous, with no "gaps" or "gores" between them.
Aside from the obvious desirability of providing purchaser with lengthy time periods within which to satisfy himself on due diligence and to acquire regulatory approvals, the contract draftsman will need to be alert to the need to be flexible.
And "gaps" between two otherwise adjacent properties can be, for practical purposes, solved with a sensible title insurer if you are acquiring the properties on both sides of a "gap," by having both sellers quitclaim title thereto.

If there are discrepancies among any of these, buyer's counsel should require an explanation and work with the surveyor until he or she is satisfied that the descriptions to be contained in the policy, the deed and the survey are consistent with each other and are correct.
If the property consists of two or more parcels, a contiguity endorsement, insuring that the parcels are contiguous without strips, gaps, gores or overlaps, is often appropriate.
The "gap" exception excludes coverage for matters that show up in the public records after the effective date of the commitment but before closing and recording of the deed.

Probate&Property May/June 2004 The New ALTA Commercial Endorsements
Insuring the title to each individual property does not protect the developer against the risk of gaps or gores between the properties.
This risk may be addressed by either developing a new perimeter description of the assembled parcel or by adding a contiguity endorsement to a policy insuring the individual properties.
The ALTA 19.1 is designed for insuring that the land described in the policy is contiguous to adjacent land not insured by the policy.

The statutes are not bad per se but the courts using the tax maps as prima facie evidence of percisely what land is involved is the problem.
None of the tax maps have the property mapped correctly and this creates gaps and gores that could modify every parcel boundary in the state after 20 years of tax payments based upon this ruling.
The surveyor should just check the tax records and if the owner has 20 years of payment of taxes just chuck the deed and scale the coordinates from a tax map.
