When you move from a 2,500 square-foot house to a 5,000 square foot one, you're not simply transiting from a smaller house to a bigger one.
Though rules of thumb can be dangerous, but on average the cost per square foot of a 5,000 square foot house is at least twice that of a house half as big, said Ted Visnic, a Rockville, Md. homebuilder who has been building large custom homes for 18 years.
For example, if the current construction cost of a tract-built 2,500 square foot house in your area is about $65 a square foot, it would be at least $130 a square foot for a 5,000 square foot custom-built.
