 James v. Griffin, 2001 ND 90, 626 N.W.2d 704
Unless James was possessed of the property at issue within 20 years before beginning the quiet title action, James is barred from maintaining an action to quiet title to the property based on the doctrine of acquiescence.
[¶13] James relies on cases from other jurisdictions to support the argument that the boundary was established by more than 20 years of acquiescence by the parties and their predecessors before the City took title to the property in 1979, and the title thereby acquired passed to any subsequent owners.
Because James did not show acquiescent possession of the premises in question for a period of 20 years before commencing the action, we conclude the trial court did not err in dismissing James's action and quieting title in the Griffins.

Although James still had a solo recording deal by 1968, he (and Royer) began thinking strongly about joining forces with Gates to form a new band - a band that would take advantage of their considerable combined singing, songwriting and instrumental talents.
As James comments, "I was so tired of getting my songs recorded by other people who would miss the point or change the hooks or tempo." Thus, Bread was born.
An excellent singer, songwriter and all-around musician, James Griffin's abundant musical talent, filtered through a distinctive country and R and B prism, has been a vital and irreplaceable part of what has made Bread one of the finest bands of the pop-rock era.
