The part of Kowloon south of Boundary Street, together with Stonecutters Island, was ceded from Qing China to United Kingdom under the Convention of Peking of 1860.
Large-scale development of Kowloon began in the early 20th century, with the construction of the Kowloon-Canton Railway, the Kowloon Wharf, and the Kai Tak Airport.

Kowloon Bay (九龍灣) is a bay located at the east of the Kowloon Peninsula and north of Hong Kong Island in Hong Kong.
Administratively, the reclamation of Kowloon Bay and water east of the runway except the airport area is part of Kwun Tong District.
There are plans to convert the bay (reclaiming part or even the entire bay) and the former airport site into an in-city new town which would house 240 to 340 thousand residents, a sport stadium, and a pier for cruises.

In origin, however, Kowloon City was much the oldest part of Hong Kong, and one of the few areas in the vicinity populated when the British first arrived in 1841 to claim Hong Kong Island and the southern-most tip of the Kowloon Peninsula for their own.
When the British sought to expand their hold on Hong Kong in 1898, with a 99-year lease covering the whole of Kowloon Peninsula and all the nearby islands, most of Kowloon City was subsumed under the new jurisdiction.
Under the terms of the lease, however, it was agreed that the small, walled magistrates' fort to the north of the town would remain Chinese territory until the new colonial administration had been properly established and all the details of land ownership, held within the fort, had been transferred.

MTB 12 was last seen crashing into the sea wall on the Kowloon side.

One of my schools is in Kowloon Bay, and the other is in Kwun Tong.
Depends where you live in NT of course, could be quite close, could be a long way, but as your schools are close together you might as well live near them as it's not an expensive area.
You should have no problems to rent in either Kwun Tong or Kowloon Bay because these are not expensive areas.
