On the Pacific, a relatively thin strip of land (the isthmus of Rivas) separates the lakes from the ocean and coast, while in the east the Lake the habitat grades gradually into the increasingly rainy Atlantic Coastal Habitat (Habitat 2).
The islands of Ometepe, Zapatera, Muertos, and the multi-island archipelago de Solentiname are the principal islands in the Nicaraguan lakes habitat.
The western zone of the lakes habitat experiences a distinct separation between the rainy and dry seasons, with an average of 200-300mm falling during the former, and generally none falling during the latter.

Lake Nicaragua or Lake Cocibolca (8624 km²;), is the second largest lake in Latin America, very slightly smaller than Lake Titicaca.
In fact, it has everything it needs to be a sea except that the water is not salt: from one shore one cannot see the other, it has waves and archipelagos of islands, and the only fresh-water sharks in the world.
The project was cancelled in favor of the Panama Canal, but interest in the idea periodically revives.

You know a beautifull area on the lake is on the road to Cardenas...personally I found it a bit remote as I would not want to drive 40+ minutes to Rivas for amenities myself.
The argument could be made that a canal would be a reason to buy property on the lake, it could also be a reason to avoid such an investment, depending upon if your looking to build a resort or if its just speculation for example.
Lake Cocibolca is fairly clean for the most part, there are some areas were sewage is present but also many areas are very clean...keep in mind that it is a huge lake(10th largest in the world), so the amount of pollution is minimal at least for now.

Granada was founded in Xalteva (Jalteva) next to Lake Cocibolca, or Grand Lake of Nicaragua, by the Spanish conqueror Francisco Hernandez de Cordoba in 1524, constituting one of the oldest colonial settlements of Central America.
The purpose of those explorations was to find a waterway from the lake until the Atlantic Ocean, which framed the destination, and raised the quality of its harbor.
