Contemporary notions of subdivisions rely on the Lot and Block survey system, which became widely used in the 19th century as a means of addressing the expansion of cities into surrounding farmland.
"Subdivision" means the division of a lot, tract, or parcel of land into two or more lots, plats, sites, or other divisions of land for the purpose, whether immediate or future, of sale or of building development.
A subdivision plat approved by a local planning commission, once recorded in a registry of deeds, is generally deemed to have created the parcels of land identified on the plat itself.

The subdivision review process is intended to address the provision of basic public facilities and services such as streets, sidewalks, street lights, water and sewer lines, storm drainage, parks, police and fire protection, and solid waste disposal.
The most commonly used exemptions are: when a court divides land, usually to settle an estate; when the divided land is used to secure a mortgage; relocating common boundary lines or aggregating lots; dividing land to give to an immediate family member, and; for creating a parcel that will be used exclusively for agriculture.
