Pelendur helped Gondor through a constitutional crisis following the premature death of King Ondoher and his sons Artamir and Faramir in battle.
Pelendur dismissed Arvedui's claim maintaining that the rule of Gondor belonged to the heirs of Anárion, even though Isildur was the High King of both Gondor and Arnor before his death.
Though their realm did not, the heirs of Arvedui did survive, and carried on the (combined) line of Isildur and Anárion, and the claim of Arvedui would never be forgotten although it would ages before Aragorn invoked it.

Although the Stewards held their office awaiting the return off the King, few believed in such a return, and the Ruling Steward did not look with favor at the idea of giving the crown to any heir of Isildur.

So, you see, you were right that the stewardship became hereditary when the Steward (Pelendur, not Mardil) rejected Arvedui's claim to the crown and supported Earnil's.
After all, after Ondoher's death, Pelendur actually ruled Gondor for a year, and the final decision was his.
So, by supporting the patrilineal descent over simple promogeniture, Pelendur was able to effectively reject Arvedui's claim, but by doing so, he also cut all future possibilities for HIS OWN line to claim the throne.

These may be added, for though not in the direct line, the Hurinionath, the family to which Pelendur and Mardil belonged, were of Numenorean blood hardly less pure than that of the kings, and undoubtedly had some share in the actual blood of Elendil and Anarion.
It could,however be that Faramir meant that his house is not of the direct, father-to-son line of Elendil (remember that Pelendur rejected Arvedui's claim to the throne of Gondor on behalf of his wife Firiel who was the daughter of Ondoher, the last King of Gondor of the line of Anarion).
Personally,I think it highly unlikely that a Hurin never married at least a younger daughter of one of the Kings,so I felt justified in creating a granddaughter for Elendil who married an ancestor of Faramir's,especially as Tolkien rarely mentioned daughters in his histories of the kings and Stewards.
