Shopping mall - Wikipedia, the free encyclopedia
In the British Isles and Australia, these structures are known as "shopping centres" or "shopping arcades" and are not normally referred to as "shopping malls".
In North America, the term "shopping mall" (or "mall" for short) is usually applied to enclosed retail structures, while "shopping center" refers to open-air retail complexes.
Out-of-town shopping developments in the UK are now focused on retail parks, which consist of groups of warehouse style shops with individual entrances from outdoors.

Future Patterns of Retailing in Scotland - Chapter Five: Planning Issues Associated with Retail Change   (Site not responding. Last check: 2007-10-26)
The preferred locations of many of these "new retail" activities will be similar to existing retailing in city centre core areas, adjacent to edge/out-of-town schemes, and, in some cases in new developments with a specialist focus, for example sports and leisure centres, and financial centres.
The optimal location of such centres is likely to be within the suburban built-up area and related to the distribution of residences rather than at trunk road intersections and related to motorway routes as is the case with distribution centres presently used by retailers.
Whilst initiatives in town centre management for small towns may be appropriate in some cases this approach is unlikely to address the key issue of the decrease, through diversion, of local retail spending.

Results of the Experian 2003 Retail Ranking   (Site not responding. Last check: 2007-10-26)
Experian's Retail Ranking is not only the most comprehensive and up-to-date source of information on retail centres in the UK, but also the sole source of information on all changes to tenant mix, centre size and shopping centre developments across the UK since 1997.
Every retail centre in the UK has been allocated a "vitality" index based on a number of key performance indicators such as the size of the centre by floorspace, the number of major multiple, comparison and quality independent retailers.
The Experian Goad retail database represents a snapshot of the retail centre at the time of the survey, and Experian accepts that centres may have changed between survey date and publication of this report.

TOWN CENTRES AND RETAIL DEVELOPMENTS Revised PPG6   (Site not responding. Last check: 2007-10-26)
In this guidance, the term "town centre" is used generally to cover city, town and suburban district centres, which provide a broad range of facilities and services and act as a focus for both the community and for public transport.
Most town centres contain a mix of ownerships and tenancy arrangements, in contrast with out-of town developments that are usually in a single ownership that can deliver a corporate approach to the common areas, security and car parking.
Retailing policies and proposals in development plans should therefore be based on a factual assessment of retail developments and trends.

In the retail assessment, the level of provision and the modes of access proposed need to be justified with reference to the key tests that it is obligatory to apply.
The aim for town centres is to sustain and enhance the range and quality of shopping provision within an efficient, competitive and innovative retail sector and to ensure the availability of good quality shops and services to which residents and visitors have easy access by a choice of means of transport.
To focus development, especially retail and leisure development, in locations where the proximity of facilities both encourages competition from which all consumers are able to benefit and maximises the opportunity to use means of transport other than the car.

While many small and medium-sized towns have prosperous and thriving centres, many others face a range of physical and economic problems--often exhibiting the characteristics of 'decay and decline' rather than those of 'vitality and viability', which seem to have become part of the litany of government planning policy on town centres.
In many centres the range and type of shops has been changing, and the decline in capital investment in the retailing of goods has been mirrored by an increase in investment in the retailing of services.
In many town centres a growing number of charity shops, usually selling clothes, basic household goods, toys, and books, have moved into empty units, and in many ways these are a formal retail expression of the traditional weekly jumble sales that were once held in church halls and...

And the distance from the corner of one retailer to the door of the next is crucial to the comfort level.
It matters, too, that it’s far less expensive for a retailer to take space in an outdoor lifestyle centre than it is at a regional mall where they must share in the costs of common space that needs to be air-conditioned, heated, painted and cleaned.
