The hereditament in question is a fish processing factory situated in Rossaveal, 25 miles from Galway city.
He stated that among several disadvantages pertaining to the premises, the fact that Rossaveal was not a traditional herring fishing area meant that a large proportion of fish had to be brought in to the factory by road from other fishing ports in the country, notably from Killybegs which is more than 150 miles away.
In his written submission Mr Nerney referred to one comparison, viz; Protein Eisc, Rossaveal, another property owned by Unifish Ltd. He pointed out that this factory was leased from Udaras na Gaeltachta at a rent of £5,715 p.a., which rent equates to 66p per square foot.

I drove out along the northern edge of Galway Bay towards Rossaveal, departure point for the nearest Aran Island Ferries.
At Rossaveal, I checked at the ferry booking desk that it would be OK to take Bondi out.
I'd noticed at the Rossaveal booking desk that 90 minute boat-rides were available, and it seemed like a good way to fill in the long day.

All ferries to the Aran Islands leave from Rossaveal Harbour, Connemara, Co. Galway.
There is a public car park at the end of the harbour on the left hand side - this normally costs €5 per day, but is free during the off-peak season.
You can purchase tickets at the Aran Islands Direct ticket office in Rossaveal, but as there is no guarantee that there will be seats available at your preferred departure time without a reservation.

Fahey, has ordered a review into the situation which he claimed was contrary to the long-term interests of the harbour and ferry users.
The review is set to examine the use of ferry-related facilities, including car-parking at Rossaveal which has been approved for a £14.8 million development project, which includes provision of a dedicated ferry berth and deepwater berth.
Two ferry companies currently use Rossaveal for the link between the Galway mainland and the Aran Islands.

The government is to go ahead with plans to instal pontoons for ferries using Rossaveal Harbour in Co Galway, despite a consultants' report that warns of the risk of collisions with other boats in high winds.
The managing director of Island Ferries Teo, Paddy O'Brien, said the proposed pontoons were “far from safe for vessels, crew or passengers'‘.
O'Brien, whose six boats carry up to 1,500 passengers a day to and from the Aran Islands, said that the former minister for the marine, Frank Fahey, had given an assurance four years ago that a new pier would be built at Rossaveal.

This is not our first time in Ireland but it is our most Westerly trip and we chose to go to Inishmor to be away from traffic and pollution and unfamiliar customs and peoples!
There were hitches and they were disappointing - we flew from Luton to Galway and had been advised to stay overnight in Rossaveal which was BAD advice as we had to catch a taxi to Rossaveal - you would shudder at the cost.
Our arrival in Rossaveal was not greeted with too much warmth and there was not a single place to have even the simplest meal.
