		Strata Title is a form of ownership devised for multi-level apartment blocks, which have apartments at different levels or "strata".
		Strata title was first introduced in New South Wales, Australia to better cope with apartment blocks.
		Previously, the only part satisfactory method of dividing ownership was company title, which suffered from a number of defects such as the difficulty of instituting mortgages.

		Strata councils also set rules on such things as pets, etc. Generally speaking, developments aimed at seniors or over 45's will tend to be the most restrictive and can actually make your life a bit miserable with silly little rules.
		Strata fees tend to be higher, since there are usually such things as common hallways and elevators to be maintained.
		All purchased condominiums in Vancouver are Strata Title, which means that if one unit starts to leak, the costs are split among all unit owners in that building.

		It is the legal term used in the USA and Canada for a type of joint ownership of real property in which portions of the property are commonly owned and other portions are individually owned.
		In Australia, the legal term for this is known as strata title.
		The same concept is also used in other countries with different names, such as "unit title", "commonhold" or tenant-owner's association.
