It is the forest of Tatoi, on the north-eastern slopes of Mount Parnitha, a delightful half-day (or longer) escape from the baking concrete of the city center.
Tatoi's charms are many: a paradise of greenery so close to Athens; beautiful vistas of the plains below, the southern Evvian channel, and the mountains beyond (turn right to Ippokratios Politeia, go to the little chapel and enjoy a view of Marathon lake); romantic ivy covered ruins; and the former royal villa, now completely abandoned.
Tatoi receives an unusual amount of rainfall (by Athenian standards), amounting to 600-700 mm annually, instead of the 300-400 mm of the Athens basin.

The Former King of Greece & Others v. Greece - Judgement
He emphasised, however, that the proposed exercise of producing an inventory and evaluation of the relevant chattels should not be permitted to delay the Court's determination of the issue of just satisfaction so far as the remainder of the case was concerned.
Therefore, the applicants' claim for just satisfaction was limited to 3,962,710 square metres, namely to that part of Tatoi that was neither sold nor donated by the first applicant under the 1992 agreement; as a result, a claim for the whole of Tatoi would be outside the scope of the application (ultra petita).
Although it would be possible to fix an overall sum which the applicants would have to share among themselves on the basis of their respective ownership rights, the Court considers that it is preferable, given the circumstances of the case, to fix separate awards for each applicant.

The huge Tatoi Estate, once the country home of Greece's former royal family, may now be under the jurisdiction of the Greek state, but the maintenance, protection and management of the extensive grounds and buildings has been largely neglected.
Tatoi, however, has been left wide open to any passer-by who wants to make off with, or even destroy, parts of it.
The main problem with Tatoi today is the multiplicity of organizations involved in running it, including many ministries and services.

of the Tatoi estate were sold by the first applicant to the Greek State and most of the rest of the estate was donated to two foundations for the benefit of the public.
Therefore, the Court is of the opinion that, with the exception of this area which was never returned to the applicants' predecessors in title, the Tatoi lands constituted part of the property which was expropriated in 1994.
Both Tatoi and Polydendri were forest land, therefore subject to a special protected status: their use could not be changed and they would always remain forests; they could not be divided up into smaller parcels of land; their exploitation was under the supervision of the State.

 THE FORMER KING OF GREECE AND OTHERS v. GREECE - 25701/94 [2002] ECHR 790 (28 November 2002)
However, in its principal judgment the Court found that Law no. 2215/1994 was valid and that the land which had been donated to the Foundation in 1992 remained with the first applicant when the 1994 law was passed (see paragraphs 71-72 of the principal judgment).
Moreover, the agricultural portions of Tatoi exceeded 250,000 square metres; therefore, according to the existing legislation (Law no. 2148/1952), they could not be freely transferred without the authorities' permission.
